Site.

It starts on WhatsApp. You send your plot details — location, dimensions, an approximate budget, when you're hoping to start. Sangeetha or Sathya replies within twenty-four hours. There is no sales team. The first conversation is with the architect or the engineer who will work on your home.

Drawing.

If we agree to work together, we sign a small concept-design contract — typically three to six weeks of design exploration. During this phase, Sangeetha sketches by hand. We meet two or three times.

Approval.

Bangalore plot approvals depend on your Khata. A-Khata under BBMP. Panchayat plots under the local authority. BDA layouts under BDA. We tell you which one applies on day one, and we file the drawings with the right office. You do not chase the approval consultant — we do.

Build.

Construction takes nine to fifteen months depending on the size of the home. Sangeetha walks the site every two weeks. Sathya is on site every working day, supervising the build. The site engineer reports to him.

Handover and after.

When the home is ready, we walk through it together. We hand over keys and a folder containing every drawing, every approval, every warranty card, every vendor contact.

Sangeetha visits your plot, walks the boundaries, and reads how the light moves before we quote anything. The visit takes ninety minutes. There is no charge, and you are not committed to anything by booking it.

If you choose not to proceed after the concept-design phase, the concept design is yours to keep.

A year of after-care

Weekly photo updates through construction, then return visits at three, six, and — at Estate tier — twelve months.

Studio Spetia takes commissions at three scopes — each one all-in.

Atelier

Single-family Bangalore homes from 2,400 to 4,000 square feet. Eleven to fourteen months from agreement to keys. Architecture, structure, interiors, and construction under one Studio Spetia contract. Designed by Sangeetha. Built under her direct site supervision.

Bespoke

Larger homes from 4,000 to 6,500 square feet. Fourteen to sixteen months. Atelier scope plus custom millwork, full landscape design, and lighting design. Sangeetha is named on the contract as design lead — every detail comes through her.

Estate

6,500 square feet and above. Sixteen to eighteen months. The studio's full-scope offering. Full custom villa with structural engineering, custom millwork, landscape build, lighting design, and architectural photography of the finished home. Post-occupancy snagging through Year One is included.

Every tier is all-in — architecture, structure, interiors, and construction under one contract. We share pricing brackets on the first WhatsApp reply, once we have seen your plot.

A Studio Spetia home takes eleven to eighteen months from agreement to keys, depending on size. Atelier homes (2,400–4,000 sqft) take eleven to fourteen months, Bespoke (4,000–6,500 sqft) fourteen to sixteen, and Estate villas (6,500+ sqft) sixteen to eighteen. That window includes design, BBMP or BDA approval, and construction.

Sangeetha, the principal architect, designs every Studio Spetia home herself. She is registered with the Council of Architecture, India, has twenty years of practice in Bangalore, and has designed eighty homes across the city. She does not delegate the design to a junior team.

Yes. Studio Spetia files BBMP, BDA, or panchayat approvals in-house, depending on whether your plot is A-Khata, a BDA layout, or panchayat land. We tell you which one applies on day one and run the whole process, so you never chase a separate approval consultant. Approvals usually take six to twelve weeks.

An architect-led studio designs your home around your site, light, and family before construction begins, rather than repeating a builder's standard plan. At Studio Spetia, architect Sangeetha leads the design and engineer Sathya runs the build — a pairing that protects both the design intent and the long-term resale value of the home.

Ten. Studio Spetia takes on only ten homes a year so that Sangeetha and Sathya can give each one full attention, from the first sketch to handover. Sangeetha designs and walks every site; Sathya supervises construction daily. A small number of slots remain for 2026.

Pricing is shared on WhatsApp after a short qualifying conversation and the site visit, because the figure depends on your plot and brief. Every tier is all-in — architecture, structure, interiors, and construction under one fixed-price contract, billed against construction milestones rather than calendar dates.
